
Brisbane Heritage Redevelopment –
From One to Three Townhouses
Tucked into one of Brisbane’s character zones, this Hawthorne project explores how heritage architecture can be sensitively reimagined to meet contemporary needs — without losing its original soul.
The site originally accommodated a single 1946 timber home, protected under Brisbane City Council’s character overlay. Demolition wasn’t an option — nor was it the ambition. Instead, the design response placed preservation at its centre. The existing home was elevated into a light-filled, contemporary townhouse that still honours the scale, materiality, and architectural language of its original form.
Beyond the retained structure, two new townhouses were introduced to the rear of the site. This increased residential density while preserving the rhythm and charm of the street frontage. These dwellings are not replicas, but respectful companions — modern in expression, yet responsive to context.
As a result, the three homes form a cohesive multi-residential ensemble. The result is a project that strikes a balance between heritage compliance, liveability, and architectural clarity.
This project demonstrates what’s possible when character retention isn’t seen as a limitation, but as a design opportunity. That shift in mindset can lead to more grounded, generous, and enduring outcomes for infill development in Brisbane’s inner suburbs.
